I want to live at The Commons on Kinnear.  What do I need to do now?

We are so excited that you have chosen The Commons on Kinnear as your home away from home. To complete the lease in the office, you can either make an appointment, which will expedite the process, or walk in to sign your lease. Make sure you have your driver's license or photo I.D., and the application fee and service fee. We will then complete all the necessary paperwork. Allow for about 30 minutes to go through the lease, and fill out all of the forms.

We can also complete your lease paperwork online. For this option, you will begin by applying online. Once you have applied, we can complete all paperwork through email. 


Do I have to pay a move-in fee or application fee when I sign my lease?

Yes, there is a $60 application fee and a $200 activity/service fee that can be paid by check or money order. 


If I am over 21, do I need to have a guarantor?
------------------------------------------------------------------------------------------------------------------
Yes, we require a parental/sponsor guarantee from all of our residents under 25. If you are over 25, Pierce Property Management will accept, in lieu of guarantor, a deposit that is equal to one (1) months rent and two (2) months of prepaid rent, which will be applied to your final two months of your lease. This is the only option, if you want to sign without a guarantor. If you sign your lease with a guarantor, you do not have to pay the deposit or prepaid rent.
 
Your guarantor must be at least 25 and a US resident. We recommend a family member.

 
When is my first payment due?

In general, your first month’s rent is due on or before your move-in date. Please review your lease in your Resident Portal account or contact our office for more information (614) 486-4222.
 

If I pay in full, do I get a discount?
------------------------------------------------------------------------------------
No, but by paying in full you will avoid late fees for the entire year!


What size are the beds?

Our furnished units feature full size, extra long beds.


Can additional furniture be brought into the apartment?

Absolutely! Your home is a representation of your unique tastes and personality, so your apartment is yours to decorate and furnish as you wish. Some restrictions apply with regard to permanent fixtures or changes that affect walls, appliances, or current furnishings. How do our rates compare to on-campus housing rates?

When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community amenities. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
 

When do I put down a deposit?

If you sign your lease with a guarantor, you will not pay a deposit. You will only be required to pay a deposit if you choose to self-guarantee. If you select this option, your deposit amount will be equal to three (3) rent installments.
 

Can I pay my bill with a credit card? Is there an extra charge?

Yes! With your online Resident Portal account you're able to view your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover Card from any computer. You can even submit maintenance requests! Just log in to your Resident Portal and click the “Pay Rent" button. This will take you to our resident rent pay portal. Convenience charges do apply for credit card payments. Checks and Money Orders are the only forms of Payment that we can take in the office now.
 

What utilities are included in my rent?

Internet, Basic Cable w/HBO, Water, Sewer, and Trash are all included.
 

Can I request an apartment or roommates?

Absolutely, the earlier you sign the better chance you have of receiving your preferences.
 

Is parking available?

Yes, parking is available at no extra charge for both residents and guests.  You can also reserve a covered spot in our parking garage for an additional monthly fee.
 

What if I need to cancel my lease?

There is no cancellation policy or buy-out clause. You need only find a new resident to assume your financial responsibility.
 

What types of leases are available?
-----------------------------------------------------------------------------------------
We provide 12-month individual leases for August move-ins.  All of our leases end in July.

 
What does individual lease mean?
-----------------------------------------------------------------------------------------
An individual lease means you are only responsible for your rent and bedroom, with a shared responsibility of the common area.  If a roommate transfers to a different unit or moves out, you don't have to worry about a thing!  Your rent will not go up and you will have no liability for the other person!


How close to campus are you?

We are approximately 1.2 miles from The Ohio State University. We are 6 miles away from Columbus State Community College and Columbus College of Art & Design. We are 10 miles from DeVry University, Capital University and The Chamberlain College of Nursing.
 

When can I move in?

Our scheduled move-in date for Fall 2018 is August 17th, 2018. If you're interested in joining our community for the current lease term immediately, you're welcome to move in once your paperwork is complete and we've received your first month's rent. What should I bring?

Are pets allowed?

As a courtesy to our residents, we do not allow pets in the community. Exceptions will be made for fish in up to a 10-gallon tank.
 

What do I need to hook up my computer to the internet?

All you need to start surfing the web is your computer. Once connected, you will follow a few easy steps to register your computer with our internet provider Elauwit, assuming no viruses are found, you will be ready to surf the internet. Will you send me a bill each month for my rental installment?

No, we do not invoice for recurring rental installments. It is your responsibility to pay rent on the first of each month. The first installment is due early on July 15th.
