3. Property Liability
The Commons on Kinnear requires all
residents to obtain and thereafter maintain a minimum level of
liability insurance coverage for Landlord’s property as required by
the “Required Insurance Addendum to Lease Agreement.” If you have
chosen to opt in to the Commons Accidental Damage Waiver (“ADW”)
program, this is added with rental charges automatically. If you
have decided to purchase your own coverage, important facts about
this are described below:

the end of this packet, as well as an example of our Required
Insurance Addendum from the lease agreement. This has the name and
address of our property, as well as minimum liability coverage
requirements. Please note, this is NOT RENTERS or PERSONAL
LIABILITY INSURANCE. YOU DO NOT NEED TO PUT YOUR ROOM NUMBER ON
YOUR CERTIFICATE, JUST THE PROPERTY ADDRESS.
If we do not have a copy of the required evidence of
property insurance certificate, example with this letter, your
account will be
charge $11/month until that is acquired.
Keys will not be released until we have a payment or the
certificate on move-in day.

- This is commercial property insurance, not just renter’s
insurance. We do not require residents to obtain renter’s insurance
for their personal items.
- The minimum liability coverage is a limit of $100,000 ("Minimum
Required Coverage") for your legal liability for damage that you
cause to the Landlord's property for no less than the following
causes of loss: fire, smoke, explosion, backup or overflow of
sewer, drain or sump, water damage, and falling objects.

Rent is due on the 1st of every month, for each resident. Because
rent does not change and is always due on the first of the month we
do not send out a bill.
6. How do I pay my monthly rental installment?
Payments are due on the first day of the month. You may pay the
rent at The Commons on Kinnear office or take advantage of one of
our online options detailed below.
Forms of Payment
You may pay your rent online by money gram, credit card or eCheck
and select the “Residents”
option. You may pay your rent by check, money order, or cashier’s
check at the office. If your rent payment is received after 9:00 am
on the 3rd day of the month you will be charged a late fee as
stated in the lease agreement.
Payments may be made after hours by dropping off your check, money
order or cashier’s check in the night drop located across from
the fitness center
. Be sure to include your name and unit
number on the check, money order or cashier’s check to ensure
timely processing. If late charges are applicable, they will be
assessed to your account and/or the payment returned. We have the
right to refuse any payment that does not pay your balance in
7. What utilities are included in my rent?
We take care of the majority of your utility bills to make your
stay here as convenient and efficient as possible! This includes
free water, cable TV with HBO, Internet, sewage, and trash; not to
mention all apartments are fully furnished! The only utility bill
you pay is your electric, which you pay directly to American
Electric Power or SimpleBills.
8. Do I need to bring window coverings?
All windows in your apartment are furnished with blinds. You may
add curtains. The standard Bedroom windows are 35 x 60. Only small
nail holes are permitted. NO sticky tape, sticky tack or adhesives
are permitted on any walls in your apartment. Use of these items
will result in charges.
9. What do I need to hook up my computer to the
All that is needed to connect to the Internet is an Ethernet cable
which may be purchased at most electronic stores. That’s it! You
can also connect via Wi-Fi without an Ethernet cable.
10. Can I bring my own bed or other furniture?
If you would like to bring some of your own furniture that is fine.
If you would like to remove a piece of our furniture, please
contact the office and verify in writing what you want removed.
11. Where do I park? Where do my friends park?
Parking around the exterior of the buildings is available on a
first come, first serve basis. If you have a parking pass you are
required to park in the parking garage, so that ample parking is
available for guests around the building. The parking garage is
available only to those residents that pay for parking per their
lease agreement and have a valid parking pass that is properly
displayed. Upon move into the community, you will register and
receive your parking pass and gate keycard. Guest parking in the
garage is available for $5 per night and must be purchased in the
office during business hours. If your guest will arrive after
hours, please make arrangements in advance. You are responsible for
making sure your guests are aware of this policy.
12. Can I bring my bike?
Of course, you can! Please register your bike in the office and
obtain bike parking rules and regulations after move-in.
13. Do you have additional storage options?
Yes, we offer storage units at an additional cost per month. Just
check with us in the office for available options.
